- CONTRACT/PURCHASE AGREEMENT. The contract details the price, design, standard features, amenities, etc., and exact location of customer's Fedro Custom Home.
- FINANCING. Fedro Custom Homes offers full financing options. We are happy to help arrange for financing of your new home or you may opt to arrange for your own financing.
- BLUEPRINT. Customer's final review and approval.
- CONSTRUCTION PERMITS. Application for all required permits.
- SELECTION SHEET. This will involve choosing customer's unique features such as:
- interior and exterior colors
- exterior finish - vinyl siding, Hardiplank, brick, stucco, etc.
- countertops - type/color
- flooring - vinyl, tile, travertine, carpet, etc.
- additional work/change order
- PRE-CONSTRUCTION CONFERENCE. FCH reviews customer's selections, discusses remaining building process, and confirms construction timeline.
- DRYWALL PHASE. At this phase, structural integrity, kitchen cabinet layout, bath cabinet layout, electrical pre-wire locations, etc. are all confirmed and approved by customer.
- CONSTRUCTION UPDATES. Throughout the entire construction process, the client will receive updates on the home's progress including completion date.
- INSPECTIONS. Several mandatory state and local inspections are required for the construction of customer's home. In addition, two inspections are completed by a third party inspector for ENERGY STAR certification. We also encourage customers to do their own inspections.
- HOMEOWNER WALKTHROUGH AND ORIENTATION. Prior to closing, FCH will tour the new home together with the customer. This will help to ensure that the customer knows how the new home operates (e.g., main water shut off, HVAC functions, appliance familiarity). The walkthrough is also an opportunity to ensure quality control so that any issues with your home may be resolved.
- CLOSING. Congratulations! This is the day the customer will receive the keys to the new home. Customer will also be presented with a comprehensive homeowner's manual and reference guide unique to your home.
- HOME WARRANTY. All Fedro Custom Homes are registered with the Texas Residential Construction Commission (TRCC). At the day of closing, the home is under warranty for one full year. Additionally, major mechanicals are under warranty for two years. Lastly, the structural components of the home are under warranty for ten years. We want you to be sure that the customer is satisfied with the new home for years to come.
